The Truth About The New 80% LTV Mortgage Product
If you are actively buying or looking to remortgage at the moment then you will no doubt have seen many brokers hailing the new TMW 80% LTV Product Release as if it was the Second Coming.

We are only recommending this product for remortgages and if you want to know the full reason why you will need to call us...
In case you missed it, here are the highlights:  Highlights of the TMW 80% Buy to Let range include:

  • 1 year fixed at 4.69% with a 2.50% arrangement fee
  • 1 year tracker at 4.69% (BBR + 4.19%) with a 2.50% arrangement fee
  • 18 month fixed at 5.49% with a 2.50% arrangement fee
  • 2 year fixed at 5.99% with a 2.50% arrangement fee
  • 3 year fixed at 5.99% with a 3.00% arrangement fee
It is worth also noting the criteria:
The minimum purchase price is £60,000 therefore the minimum mortgage is £48,000
It is not available to property developers
It is available to full time property investors
No minimum income requirement
Applicant can be self employed with no minimum duration
Not available to first time Landlords with less than six month's experience
Not available on new build apartments
The minimum rent required for a property valued at £80,000 is £400 pcm, based on a 5.99% product. ERC's are 5% during the fixed rate term.
So, why would you not  want to use TMW?
Their sudden increase of LTV from 70% to 80% will result in a flood of applications, many of which will be remortgages, so service levels are likely to drop which at the very least will result in delays in processing applications.
It may actually be the best time to try other lenders who have not been so aggressive and yet want to maintain their market share.
